Na\u0161a ponudba je namenjena izklju\u010dno podjetnikom v smislu \u010dlena 14 BGB (nem\u0161ki civilni zakonik). Ti splo\u0161ni pogoji dru\u017ebe CHM Work Base urejajo pogodbeno razmerje med dru\u017ebo CHM Work Base UG (haftungsbeschr\u00e4nkt) in njenimi strankami (v nadaljnjem besedilu tudi \u201enajemnik\u201c ali \u201evi\u201c). Naslednji splo\u0161ni pogoji veljajo izklju\u010dno za poslovno razmerje z vami v razli\u010dici, veljavni ob sklenitvi pogodbe. Odstopajo\u010di splo\u0161ni pogoji vas ne bodo priznani, razen \u010de se z njihovo veljavnostjo izrecno pisno strinjamo.\u00a0<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">1. sklenitev pogodbe \u00a0<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Ko najemnik odda povpra\u0161evanje za rezervacijo, npr. po telefonu, elektronski po\u0161ti ali prek kontaktnega obrazca na na\u0161em spletnem mestu, mu v odgovor na njegovo povpra\u0161evanje po\u0161ljemo ponudbe za najem nastanitve, obi\u010dajno po elektronski po\u0161ti. Najemniku bodo nastali naslednji stro\u0161ki:\u00a0<ul><li>Odpovedi so brezpla\u010dne do 30 dni pred dogovorjenim datumom prihoda.\u00a0<\/li><\/ul><ul><li>Od 29 dni pred dogovorjenim datumom prihoda se zara\u010duna 30 % celotne najemnine.\u00a0<\/li><\/ul><ul><li>Od 14 dni pred dogovorjenim datumom prihoda se zara\u010duna 75 % celotne najemnine.\u00a0<\/li><\/ul><ul><li>Od 10 dni pred dogovorjenim datumom prihoda se zara\u010duna 100 % celotne najemnine.<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li>V primeru odpovedi ali prekinitve na dan prihoda ali v primeru neprihoda se zara\u010duna 100 % celotne najemnine.<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Za \u010das odpovedi je odlo\u010dilno, kdaj smo prejeli obvestilo o odpovedi.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V primeru delne odpovedi se celotna najemnina nana\u0161a na najemnino, ki jo je treba pla\u010dati za odpovedano obdobje.&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Spremembe rezervacije so dovoljene le z na\u0161im soglasjem.\u00a0<\/li>\n\n\n\n<li>Pravica do odpovedi iz utemeljenega razloga ostaja za obe pogodbeni stranki nespremenjena.\u00a0<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Utemeljen razlog, ki nas upravi\u010duje do odpovedi pogodbe brez odpovednega roka, obstaja zlasti v primeru uporabe najete nepremi\u010dnine in inventarja v nasprotju s pogodbo, podnajemni\u0161tva, dodatnega bivanja in resnega kr\u0161enja miru v hi\u0161i.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">V primeru odpovedi iz upravi\u010denega razloga si izrecno pridr\u017eujemo pravico, da zahtevamo dodatno od\u0161kodnino. V primeru neupo\u0161tevanja vam bomo zara\u010dunali znesek 200 EUR za posebno \u010di\u0161\u010denje najemne nepremi\u010dnine. Upravi\u010deni ste dokazati, da \u0161koda ali zmanj\u0161anje vrednosti ni nastala ali da je bistveno ni\u017eja od zgoraj navedenega pav\u0161alnega zneska.\u00a0<\/li>\n\n\n\n<li>Obzirni morajo biti do svojih sosedov. Med 22.00 in 6.00 je treba upo\u0161tevati no\u010dni mir. \u010ce za najeto nepremi\u010dnino veljajo hi\u0161na pravila in ste z njimi seznanjeni (npr. z obvestilom v najeti nepremi\u010dnini ali na hodniku), morate upo\u0161tevati hi\u0161na pravila.\u00a0<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\">6. hi\u0161ne \u017eivali &nbsp;<\/h4>\n\n\n\n<p class=\"wp-block-paragraph\">Hi\u0161ni ljubljen\u010dki so v najemu dovoljeni le z na\u0161im izrecnim soglasjem.&nbsp;<\/p>\n\n\n\n<h4 class=\"wp-block-heading\">7. uporaba interneta &nbsp;<\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li>\u010ce je v najemu nepremi\u010dnine na voljo brez\u017ei\u010dni internet, lahko najemnik s svojo napravo internet uporablja brezpla\u010dno. Ne zagotavljamo stalne razpolo\u017eljivosti, zdru\u017eljivosti in varnosti.\u00a0<\/li>\n\n\n\n<li>V vsakem primeru je prepovedana vsakr\u0161na uporaba omre\u017eja WLAN, ki bi lahko \u0161kodovala interesom dru\u017ebe CHM Work Base. \u0160teje se, da so interesi dru\u017ebe CHM Work Base o\u0161kodovani zlasti v primeru kr\u0161itve zakonskih dolo\u010db.\u00a0<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Zlasti, vendar ne omejeno na naslednje, ni dovoljeno:&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>iskanje, ponujanje, distribuiranje ali shranjevanje vsebine, ki kr\u0161i osebne pravice, avtorsko pravo, pravo o varstvu podatkov ali kazensko pravo;\u00a0<ul><li>pridobivanje, ponujanje, distribucija ali shranjevanje ra\u010dunalni\u0161kih virusov ali druge zlonamerne programske opreme ter druge dejavnosti, ki so usmerjene proti varnosti sistemov IT (npr. vdori, pregledovanje vrat);\u00a0<\/li><\/ul>\n<ul class=\"wp-block-list\">\n<li>Iskanje vsebine, za katero se zara\u010duna pristojbina za delovno bazo CHM.\u00a0<\/li>\n<\/ul>\n<\/li>\n<\/ul>\n\n\n\n<h4 class=\"wp-block-heading\">8. kon\u010dne dolo\u010dbe &nbsp;<\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Vse spremembe ali dopolnitve teh sporazumov morajo biti v pisni obliki, pri \u010demer zadostuje elektronska po\u0161ta. To velja tudi za vsakr\u0161no preklicanje zahteve po pisni obliki.\u00a0<\/li>\n\n\n\n<li>Za pogodbeno razmerje velja izklju\u010dno nem\u0161ko pravo. Kot izklju\u010dno pristojno sodi\u0161\u010de je dogovorjeno mesto Ludwigshafen am Rhein.\u00a0<\/li>\n\n\n\n<li>\u010ce so ali postanejo posamezne dolo\u010dbe iz kakr\u0161nega koli razloga neveljavne ali neizvr\u0161ljive, ta neveljavnost ali neizvr\u0161ljivost ne vpliva na pravno veljavnost preostalih dolo\u010db. Enako velja, \u010de se izka\u017ee, da<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">pogodba vsebuje vrzel.
